i-unit architects have been commissioned with the redesign of the district centre in Neu-Rum, which will be implemented over the course of the next year.

i-unit Architekten wurden mit der Neugestaltung des Ortsteilzentrum in Neu-Rum beauftragt, welches im Laufe des nächsten Jahres umgesetzt wird.

The plans include a medical centre, a spacious green area and a modern school campus with a new triple gymnasium. On the site of the former football pitch, the non-profit property developers Frieden and TIGEWOSI are constructing four large building complexes with around 100 flats based on designs by the architectural firm i-unit.
ARRANGEMENT OF THE BUILDINGS: The arrangement of the buildings was based on the boundary conditions of the simulation, the preliminary study and the climatic conditions (sun, wind) of the site.
Residential and service buildings are orientated to the west and south and at the same time shield the commercial area. The market and cultural meadow (‘MUK-Wiese’) is enclosed in a U-shape.
The southern end is formed by a pavilion, which on the ground floor forms a covered area open to the street for markets, catering and various events and a base for marketplace management. On the upper floor there is a multifunctional room that can be used for a wide variety of events.
The triple gymnasium is the central element, as it is used for both school and public purposes. It separates and unites these areas at the same time.’
The new kindergarten, together with the assembly hall, comprise a sheltered play area that is partially covered. The primary school will have a two-storey extension and a new assembly hall to the north, which will provide an extension option for the school on the upper floor. Together they form the new KINDER-CAMPUS-NEU-RUM.
This will create a sheltered schoolyard between the school and the gymnasium with a grandstand facing the gymnasium. The former children’s house will be integrated into the school ensemble and will now function as a citizens‘ service and senior citizens’ training centre with a garden to the south.
Geplant sind ein Ärztezentrum, eine weitläufige Grünfläche sowie ein moderner Schulcampus mit neuer Dreifachturnhalle. Auf dem Areal des ehemaligen Fußballplatzes errichten die gemeinnützigen Bauträger Frieden und TIGEWOSI nach Entwürfen des Architekturbüros i-unit vier große Gebäudekomplexe mit rund 100 Wohnungen.
ANORDNUNG DER BAUKÖRPER: Die Anordnung der Baukörper ergaben sich aus den Randbedingungen der Simulation, der Voruntersuchung und den klimatischen Gegebenheiten (Sonne, Wind) des Standortes.
Wohnen und Dienstleistung orientieren sich nach Westen und Süden und schotten gleichzeitig das Gewerbegebiet ab. U-förmig wird die Markt- und Kulturwiese („MUK-Wiese“) umfasst.
Den südlichen Abschluss bildet ein Pavillon, der im Erdgeschoss eine zum Straßenraum offene, überdachte Fläche bildet für Märkte, Gastronomie und diverse Veranstaltungen und einen Stützpunkt für das Marktplatz-Management. Im Obergeschoss gibt es einen Multifunktionalen Raum der für verschiedenste Veranstaltungen genutzt werden kann.
Die Dreifachturnhalle bildet das zentrale Element, da sie sowohl für Schulzwecke, als auch öffentlich genutzt wird. Sie trennt und vereint diese Bereiche gleichzeitig.“
Die neue Kinderkrippe und der Kindergarten umfassen mit der Aula einen geschützten Spielhof, der teilweise überdacht ist. Die Volksschuleerfährt eine zweigeschossige Aufstockung und wird im Norden mit einer neuen Aula ausgestattet, welche im OG eine Erweiterungsmöglichkeit für die Schule bietet. Gemeinsam bilden sie den neuen KINDER-CAMPUS-NEU-RUM.
Zwischen Schule und Turnhalle entsteht auf diese Weise ein geschützter Schulhof mit einer Tribüne zur Turnhalle. Das vormalige Haus der Kinder wird in das Schul-Ensemble integriert und fungiert nunmehr als Bürgerservice und Seniorenfortbildungsstätte mit einem südlich gelegenen Garten.
